Welcome to Turner Strategy Group 
Below are a few details about the company and what it does. We are happy to answer any questions you may have. Please feel free to use our Feedback form or simply send an email to sales@tsgnw.com to get answers to your questions.

1) Real Estate is our primary focus. We have been following the foreclosure market for some time and have developed a network of professionals we work with and a system for rating the properties and determining profits with a large degree of accuracy. We purchase properties for investment at foreclosure using these resources and either sell, rent or lease option them.

Aside from purchasing properties for our investment company, we currently provide several services to others such as foreclosure auction purchasing, Realestate Trust Investing, and Self Directed IRA's. Our services are summarized here:

2) We will walk others through the entire Auction process
We charge a flat rate of $3500 to basically hold the clients hand through the entire process:

Funding - we have at least three different funding sources available for auction money. The client has three choices for funding, 10% down, 20% down and 25% down.
Finding - Whether you are an investor looking for a good investment property or just purchasing a primary residence for your family, We will help you find the properties that fit your needs, at foreclosure pricing.
Rating - We rate the propertys by running them through an extensive list of criteria to help you better valuate the properties you are interested in and know your profits and exit strategy before your purchase
Biding - We will assist you in bidding on the property, or if you choose We will actually do the bidding for you.
Buying - once you have successfully won the bid on the property we immediately get to work on administering the purchase.
Refinancing - Before you go into the auction we will already have started the process of helping you refinance the property from "hard money" to a standard mortgage using one of our many qualified mortgage brokers.
Legal - We will help you with the process of removing tenants that have not left the premises. If necessary we will help you with the eviction process.
Renovating - we have a list of qualified contractors to help you renovate the property and get it ready for sale.
Marketing - Once the property is ready for sale, Our real-estate broker team will get to work on marketing the property on the MLS and other resources to help you sell the property quickly or find renters.
Selling - Once you have a buyer we will also process the sale through our Real-estate broker

Please note: The buyer will still be responsible for all of the usual costs associated with financing and selling the property - loan processing fees, commissions and such. What our fee covers is the Networking, Resourcing, and Mentoring process of walking you through the foreclosure purchase from start to finish.

The key when purchasing at auction is that you either need to have excellent credit (700 or above) to qualify for the 10, 20 or 25% funding, or you have to have the cash reserves to purchase the property outright. In Snohomish and King Counties, typical properties sell for $150 to $350 thousand at about 60 to 80 cents on the dollar. However I have seen condos sell for as little as $45,000 and as low as 40 cents on the dollar.

3) Investment Services:
If you prefer a more "hands off" approach to buying foreclosed properties but still want the great returns, then you can invest in them through our Real-Estate Security Trust account. We have a number of investors that contribute to a fund that is used to purchase properties at auction. The fund participants then receive a share of the profits from the sale of the properties, or may elect a flat rate of return such as 6 to 10% over a given length of time, say 3 years. At that point we create an amortized loan that will be paid out to the investor on a monthly, quarterly or annual schedule.

4)Self Directed IRA's
We are creating a Security Trust company that will convert your current 401k or IRA to a self-directed IRA with checkbook control. The difference being that in most IRA or 401k accounts you can only invest in the securities that are available through the 401k moderator. You choose from their list of available mutual funds or stocks and that is what you have to purchase. A Self Directed IRA is different. You choose the investments you want your IRA to invest in. It can be just about anything, such as Real-estate, Businesses or the usual stocks and mutual funds. For instance, we use the SDI to purchase properties at auction or to pool resources from multiple investors to purchase properties. You can also use it to purchase an existing business.


Additional Notes:

As far as Realestate Tax Sales go, they are out there, but we've not really studied these very closely. We have associates who are looking deeper into this and we will probably bring those types of purchases under our umbrella eventually.

We do have lease options available on some properties. We process these on an as needed basis. Our primary goal is to sell property, however if we can't sell a property in a given length of time, we may resort to a lease option or rental agreement.
